Sited amongst trees near the famous O’Meara Championship Golf Course at Carton House, one of the finest estates on Ireland, these two-storey structural steel and timber-framed houses combine striking design with energy efficiency.
An Enhanced Project
GEM construction, who were employed in a turn-key capacity, were able to offer the client an alternative design which delivered considerable savings in construction time and costs. To a traditional basement is added a concrete screed floor which is fully sound-proofed whilst producing savings in materials over a conventional construction.
Designed by architects Murray O’Laoire, the houses, which range in size from 4,500 square feet to 7,300 square feet, achieve an energy rating of A3, ensuring that they will be economical to heat. In addition to their spacious interiors, the houses have ample external terrace, balcony and car-port space.
Both the Client and the design team praised GEM Construction for the experience and skill they brought to the contract.
A Golfer’s Paradise
The former seat of the Duke of Leinster, the Carton House estate is a well-known location for golf aficionados. In recent years, two championship golf courses have been developed on the estate, which was home to the 2005 and 2006 Irish Open competitions. There is also a luxurious hotel with spa and leisure amenities, which the British and Irish Lions rugby pack have used as their pre-tour training base.
